Construction Management at Risk
Construction Management at Risk is an effective project delivery method designed to reduce uncertainty, control costs, and minimize risk for the owner. With CMAR, Fletco serves as your dedicated construction manager—offering professional guidance throughout design while also holding responsibility for delivering the project within a Guaranteed Maximum Price (GMP).

In the public sector, CMAR provides owners the advantage of a trusted construction partner who manages procurement, coordinates project teams, and carries contractual responsibility for cost and schedule. For private clients, a similar level of collaboration and cost control can be achieved through a Preconstruction Consulting agreement followed by a GMP contract.

Design Build
Design-Build is Fletco’s most sought-after delivery method—and for good reason. This streamlined approach places both design and construction under a single contract, giving owners one trusted partner and one clear point of responsibility from start to finish.

Ideal for clients who already have a strong relationship with their contractor, Design-Build allows Fletco’s team to collaboratively develop the project’s design, scope, and objectives through early Design Documents. From there, we establish a detailed project estimate, schedule, and final construction contract with complete transparency.

By integrating design and construction into one unified process, Design-Build reduces costs, accelerates timelines, minimizes coordination challenges, and enhances overall project value. With Fletco leading every phase, owners gain a more efficient workflow, faster decision-making, and a seamless path to a successful build.
General Contracting
Also known as “hard bid,” this project delivery method follows a competitive bidding process in which owners work with an architect to fully develop the project’s design and construction documents. Once complete, these plans are submitted to Fletco for a detailed, fixed-price proposal based on the exact scope and specifications provided.
This approach offers upfront cost certainty and allows owners to compare competitive bids across multiple contractors. With a complete set of drawings, Fletco is able to provide a clear, comprehensive scope that aligns with the project’s design intent and budget goals. While contractor involvement during design is limited, our team ensures transparency, precision, and disciplined execution from the moment the contract is awarded through final completion.
